Builders are great at building. They are not on your side at the negotiating table. I represent buyers in new construction across Florida's Gulf Coast — at no cost to you and with no impact on the builder's pricing.

Why have a buyer's agent on a new build?

The model home you walked through has a sales rep. That rep works for the builder. Their job is to get you to sign without giving up incentives. Mine is to make sure you get the lot, the upgrades, the rate buy-down, and the closing-cost credits the builder is willing to offer — but won't volunteer.

What I help with

  • Builder selection. I'll tell you honestly which Tampa Bay builders deliver, which ones cut corners, and which neighborhoods are about to oversupply.
  • Negotiating incentives. Most new-construction "discounts" are tied to using the builder's lender. I negotiate around that.
  • Lot selection. Premium lots aren't always worth the premium. I'll walk the site with you and tell you which ones to fight for and which to pass on.
  • Inspection. Yes, you absolutely need a third-party inspection on a new home. I bring inspectors I trust to every walkthrough.
  • Warranty walk-throughs. The 11-month warranty inspection is one of the most overlooked tools in new construction. I help my clients prepare a punch list that actually gets resolved.
