The cultural heart of Pinellas County and arguably the most distinctive small city in Florida. Downtown St. Pete in the last decade has transformed from sleepy to genuinely dense — restaurants, breweries, museums, the Pier, the new Tropicana redevelopment. The historic neighborhoods around it have appreciated accordingly.

Where to look

Old Northeast — Historic bungalows on brick streets, mature oaks, walkable to downtown. Most desirable for buyers who want character and proximity. Median around $750K, with restored homes north of $1M.

Snell Isle — Waterfront and golf-course estates. Big lots, big homes, big prices. From $1.5M to $10M+.

Shore Acres — Entry-level waterfront. Lower price points but real flood-zone considerations post-Idalia. I quote insurance before showing here.

Downtown high-rises — Saltaire, ONE St. Petersburg, BLISS, Reflection. From $500K to $5M+ depending on the building, floor, and view. Walk-everywhere lifestyle.

Crescent Lake / Historic Kenwood — More affordable historic neighborhoods with character. Good entry into the central St. Pete market.
